KNOW BEFORE YOU COMMIT

Your mortgage document pack

A preparation guide for employed buyers, business owners and nonresidents. Your chosen lender determines its current requirements.

Start with the lender’s current checklist

Ask for the checklist that matches your residence, employment and purchase type before ordering documents. Confirm acceptable document ages, appraisers, translations and certification. A bank’s account-opening checklist is not necessarily its mortgage checklist. Public information can be dated or incomplete, and different lenders use different conditions. Keep a simple list of each requested item, who supplies it and when it expires.

Identity, income and existing commitments

Common preparation items include valid identification, address and residence evidence, relevant household information, recent payslips, an employer statement and bank statements. Prepare an overview of existing loans and other financial commitments, with balances where requested. Ask how the lender assesses probation, temporary employment, pension or rental income and income in another currency. This is a preparation list, not a promise that these documents are sufficient.

Business owners and nonresidents

Business owners may be asked for company registration, ownership and authority documents, accounts, tax records and business bank statements. A company extract alone does not demonstrate income. Nonresidents may need additional foreign income, tax, bank-reference or credit-history evidence. Ask which countries and documents the lender accepts and what must be certified. Do not assume a resident financing promotion applies to a nonresident application.

Prepare the property and own contribution

Ask which purchase agreement, prior deed, cadastral document and valuation are needed. Construction or renovation may require approved plans, permits, a phased budget and contractor estimates. Establish whether the bank accepts the actual land right, leasehold term, occupancy and intended use. Show the availability and origin of your own contribution, including money for costs that the bank will not finance.

Track approval through to disbursement

Distinguish an affordability calculation, preliminary indication, formal application, conditional approval and actual funds release. Ask what insurance, signatures, guarantees and other conditions remain, and who is responsible for each. Check that the release date fits the contract or auction. Send identity and financial records only to the lender or notary through their secure submission route; this information website does not collect your application documents.
